Requirements

Responsibilities include:

Remodel design – From as-built measure and conceptual design to construction documents, you will be working with clients, trade contractors and our in house carpenters to design and build a wide range of residential remodels.

Construction support – You will be involved in your projects throughout the construction process—seeing the details through to the end.

 

Ideal candidate’s qualifications include:

  1. Design degree (Architectural or Interior–with a construction/residential focus) and 4+ years’ experience designing kitchens, baths, and other residential projects required. An understanding of construction and general residential structure is a must.
  2. Proficiency in AutoCAD required.
  3. Experience with SketchUp a plus.
  4. Have the ability to work independently and to hold yourself accountable for results and performance. Must have enthusiasm and willingness to grow with the company.

For over 47 years we have been remodeling homes in Seattle. And, we have become one of Seattle’s most sought after, award winning, residential remodelers. We consider our Estimator a key role in this process.

You will work with our collaborative Sales, Design and Construction teams, as well as our subcontractors, so we can build our client’s dream. This requires extensive knowledge of residential construction and remodeling from the most simplistic remodel to the most elaborate. Projects range from $30k to $2m.

During your time with Gaspar’s, you will do much more that measuring and calculating take-offs. You will produce a detailed scope of work, with accurate pricing. You will problem solve while helping figure out how the design elements will be constructed. Our goal is to deliver high quality value to our clients and our clients’ experience is the most important thing we all must embody.

Responsibilities include:
• Gather information about the new design and layout of each project.
• Conduct site visit sub-walks, on each project, with our team, subcontractors and clients.
• Gather subcontractor bids and ensure their scope matches ours.
• Write up detailed estimates with accurate and up to date pricing.
• Ensure our drawings and estimate that you have produced, is what the client is wanting built.

Ideal candidate’s qualifications include:
• Remodeling estimating experience 5+ years
• Knowledge of Construction means & methods
• Ability to read blueprints
• Reliable transportation
• Working knowledge of Microsoft Windows, Word, Excel & Project
• Extensive knowledge of the proper sequence of work in remodeling project
• Working knowledge of all trades working on jobsites, i.e. drywall, plumbing, electrical, flooring, roofing, etc.
• Knowledge of BuilderTrend, but not necessary.

Responsibilities include:

  1. Minimum of 39 or more potential client intake phone calls per quarter, which equals an average of 3 calls per week.
  2. Work sold into Design per quarter: (Signing a Design & Feasibility Agreement w/ home owners constitutes signed into Design)
  3. Work sold into Construction per quarter at 35% minimum gross profit for T&M jobs and 38% for Firm Quote jobs.  (Signing a Construction Agreement, Estimate & Final Drawings constitutes a complete package)
  4. Ensure that client is informed regarding design costs and support finance in collecting design deposits to work against instead of having to collect after the design services are performed.
  5. Minimum of 5 average billable hours per week, which equals 20 hours per month.
  6. Ensure that the design honors the clients budget expectations as outlined in the Design & Feasibility agreement
  7. Create a meeting agenda for every design meeting using the design meeting agenda template and address project budget changes at every meeting identifying both increase and decrease options.
  8. Create & work a prospecting plan that the Sales Manager approves to help full fill the above sales goals.
  9. Attend 80% of Design Meetings & Every other weekly construction meeting
  10. Assist Design & Construction with estimating:
    1. Identify increase & decrease options prior to sub-walk
    2. Manage Home Owner during sub-walk
    3. Assist in identifying change orders during construction for scope that was not included in the original estimate.

Experience:

  1. Experience in remodeling or related field: 5+ years
  2. Strong selling experience working with Home Owners is desired

Qualifications:

  1. Design and Sales Aptitude
  2. Highly organized and Detail oriented
  3. Ability to learn quickly
  4. Team player with Above Average Communication Skills
  5. Ability to multitask and be attentive to details on many jobs happening simultaneously.
  6. Physical Demands:  While performing the duties of this job, the employee is regularly required to stand, walk, sit, use hands to finger, handle, or feel, reach with hands, and arms, and talk or hear.  The employees must regularly lift and or move up to 25 lbs and occasionally lift/ or move up to 50 lbs.  Specific vision abilities required by this job include close vision, color vision, and the ability to adjust focus.
  7. The noise level in the work environment is usually moderate. No or very limited exposure to risk.

You would be performing rough & finish carpentry, drywall, painting, rot/leak detection & repair, light electrical, light plumbing, window & door installation, light tiling to name but a few, as well as supervising subcontractors and providing excellent communication and understanding with customers.

  2. Run multiple jobs at one time.
  3. Demonstrate craftsman carpentry skills in high end homes.

Ideal candidate’s qualifications include:

  1. A strong and thorough understanding of the industry and home systems.
  2. MUST have at least 5 years’ experience in residential remodeling and 10 years in the trades.
  3. Ability to instruct others.
  4. An ability to work independently and make decisions.
  5. A valid license and a clean driving record.
  6. Must have the necessary power and hand tools to perform basic home maintenance.
  7. Able to pass drug and background check.
  8. Basic administrative, computer and arithmetic skills to accurately prepare invoices and track paperwork.
  9. Strength, balance, and agility sufficient to work at gutter-level heights, dig postholes, and move around in confined spaces such as attics and crawlspaces.
  10. A lively, fun, outgoing demeanor with salesmanship skills
  11. Must live within 15 miles of Seattle
